When you’re searching for a new home, it’s easy to get fixated on square footage. Bigger numbers feel like better value. But size alone doesn’t tell you how comfortable or functional a home actually feels. More often than not, it’s the layout doing the heavy lifting.

How rooms connect, how the space flows, how natural light moves through the day. These are the things that shape whether a home feels open and easy to live in, or just big on paper. Two homes with nearly identical square footage can feel worlds apart depending on how that space is arranged.

Why Some Floorplans Just Feel Right

Most buyers start their search by browsing available floorplans, and you’ve probably noticed this yourself: some layouts click immediately, while others feel a little off even if you can’t say exactly why. That instinct usually comes down to how well the layout supports your daily routine, whether you realize it or not.

Open living areas are a great example. When the kitchen, dining, and living spaces flow together, a home tends to feel larger and more welcoming, even when the total square footage is modest. It’s easier to spend time together as a family while everyone still has room to do their own thing.

Privacy Matters Just as Much as Openness

Not every buyer wants the same layout, and that’s okay. Some families prefer bedrooms grouped together. Others want more separation between the primary suite and the rest of the house. These smaller layout decisions add up, and they can shape how comfortable a home feels for years down the road.

Storage placement matters here too. Thoughtfully placed closets, pantries, and flexible spaces go a long way toward cutting down on clutter and keeping a home feeling open. We’ve seen it plenty of times: a well-designed 1,800-square-foot home can feel more functional than a bigger home where the layout wasn’t given the same attention.

Let There Be Light

Natural light changes how we experience a room, plain and simple. Windows placed thoughtfully in key living areas make spaces feel brighter and more inviting throughout the day, no extra square footage required. It’s one of those details that’s easy to overlook on a floorplan but hard to miss once you’re standing in the actual room.

That’s exactly why we always encourage buyers to visit one of our model homes. Walking through a space gives you a real feel for flow and room placement in a way that dimensions on paper just can’t capture.

Building? Layout Matters Even More

If you’re building from the ground up, layout becomes even more important since it shapes how your home functions for years to come. Through our Build On Your Land program, our team helps buyers choose floorplans that complement their property while keeping the daily livability front and center.

And it’s not just custom builds. Even buyers exploring Quick Move-In Homes tell us layout is one of the biggest factors in their decision. Open living areas, flexible spaces, and smart storage can make a home feel comfortable the moment you walk in, whether it’s freshly built or already move-in ready.

The Bottom Line

Square footage will always matter. But how that space is arranged often has a bigger impact on your day-to-day life than the number on the listing. A well-designed layout can make a home feel more open, more organized, and better suited to how you actually live.

Our team has spent decades helping Central Florida families compare floorplans and find designs that feel both comfortable and practical. When you focus on layout first, you often end up with a home that supports your lifestyle in ways square footage alone never could.

If you’re just beginning your home search, we invite you to explore our available floorplans or visit one of our model homes to see for yourself how layout shapes the feel of a home. Whether you decide to build or choose from our Quick Move-In Homes, our team is here to help guide you toward a home that feels right the moment you walk through the door.

So you’ve decided it’s time for a new home. Now comes the next big question: do you buy a Quick Move-In Home, or do you build from the ground up?

It’s one of the most common questions we hear from families here in Central Florida, and there’s no universal right answer. It depends on your timeline, your priorities, and how much you want to put your own stamp on the finishes. Both paths lead to a beautiful new home built for the way you actually live. The trick is understanding how each one works so you can pick the one that feels right for you.

What Is a Quick Move-In Home?

A Quick Move-In Home is pretty much what it sounds like. These are homes already under construction, or recently finished, which means you can move in a lot sooner without waiting through a full build. For a lot of buyers, that’s the whole appeal: you get a brand-new home faster.

Building, on the other hand, lets you choose your floorplan, your homesite, and your finishes. It’s the better fit if you already have a clear vision for how you want your home to feel, right down to the details.

Why Buyers Choose a Quick Move-In Home

Quick Move-In Homes are often the better fit for buyers who need to move sooner or who’d rather skip some of the decision-making. Because construction is already underway, there’s less time between signing your contract and getting your keys. That matters a lot if you’re relocating for work, watching a lease run out, or hoping to get settled before the school year starts.

Here’s another advantage: many of the design selections in these homes have already been made by our team, based on styles that hold up well over time. That takes the pressure off having to make dozens of design decisions, while you still walk into a home that feels fresh and welcoming from day one.

And you’re not giving up anything on quality. Quick Move-In Homes still come with the benefits of modern construction, efficient layouts, better-sealed homes, and features built for how families live today. If a shorter timeline sounds appealing, take a look at our available Quick Move-In Homes to see what might be ready sooner than you’d expect.

Why Buyers Choose to Build

Building a home from scratch is its own kind of exciting. You start with a blank slate and choose a layout that actually fits your lifestyle, then make personalization decisions every step of the way. A lot of buyers start by browsing our available floorplans to get a feel for which designs match how they live.

Building also means thinking through things like homesite placement and how your home will sit within the community. If you’re building on your own land, the process feels even more personal, since the home is designed specifically for that property. Our Build On Your Land program walks buyers through every step, from preparing the homesite to the final walk-through.

Timeline and Budget: The Two Big Factors

Timeline is usually the deciding factor for most families. Quick Move-In Homes typically close faster, while building from the ground up takes more time for planning, permitting, and construction. Either way, we manage the process closely so you always know what’s coming next.

Budget plays a role too. With a Quick Move-In Home, popular features and finishes are already selected, so it’s easier to know your total investment upfront. Building gives you more control over where your money goes, letting you prioritize the personalization that matters most to your family.

Some buyers love being able to walk through a finished or nearly finished home before deciding. Others enjoy watching their home come together piece by piece. Neither is better. It really just comes down to what feels most comfortable and exciting for you and your family.

Ready to See Your Options in Person?

If you want a better feel for layouts and finishes, touring one of our model homes is a great next step. Walking through a model gives you a real sense of flow, space, and design inspiration you just can’t get from photos.

Our team works with buyers every day to help them weigh both paths so they can make a confident, informed decision. Whether you choose a Quick Move-In Home or decide to build, our job is to make the process clear and the experience smooth from start to finish.

With decades of experience helping Central Florida families find the right home, we know every buyer’s situation looks a little different. Some need a shorter timeline. Others want to personalize every last detail. And many just want the reassurance that they’re making a good, well-informed choice.

If you’re still weighing your options, we invite you to explore our floorplans, browse our Quick Move-In Homes, or learn more about our Build On Your Land program. Our team is here to answer your questions and help you move forward at whatever pace feels right. Whether you build or move into a home that’s already underway, we’re here to help you take the next step with confidence.

One of the biggest questions we hear from first-time buyers: “How do I come up with the down payment?”

It’s a fair concern. Even with today’s accessible financing options, saving thousands of dollars for a down payment can feel overwhelming, especially when you’re already paying rent.

Here’s what a lot of buyers don’t realize: you may not need to save as much as you think. Several down payment assistance programs serve Polk County families, and some can cover your entire down payment, closing costs, or both.

At Southern Homes, we’ve helped hundreds of families navigate these programs over our 30+ years in Central Florida. Let’s walk through what’s actually available right now in Polk County.

SHIP Polk County: Up to $30,000 in Assistance

The State Housing Initiatives Partnership (SHIP) program through Polk County Real Estate Services offers some of the most generous assistance available.

How It Works: SHIP provides up to $30,000 toward your down payment and closing costs. On a $350,000 home purchase (which requires $12,250 down with FHA), SHIP can cover your entire down payment plus additional closing costs, depending on your income tier.

The best part? It’s 0% interest, and if you live in the home for five years, the down payment assistance is completely forgiven. Closing costs are an outright grant you never have to repay.

Who Qualifies:

Very low income: up to $41,650 (single) or $51,250 (family of four)

Low income: up to $57,400 (single) or $82,000 (family of four)

Moderate income: up to $86,160 (single) or $123,000 (family of four)

Must live or work in Polk County for 12+ months

Minimum 640 credit score (driven by your first mortgage type)

Excludes Lakeland and Winter Haven city limits

When to Apply: SHIP operates on an annual funding cycle and is first-come, first-ready. Don’t wait until you find a home. Start the application process early so you’re ready when the right house comes along.

Florida Bond (Florida Assist): $10,000 Statewide Program

The Florida Housing Finance Corporation offers the Florida Assist program, commonly called “Florida Bond,” available year-round through approved lenders (including our preferred lenders at Southern Homes).

How It Works: You receive $10,000 as a second mortgage at 0% interest to help with your down payment and closing costs. On a $350,000 home, this covers most of your FHA down payment requirement. You’d need to bring the remaining $2,250, or you can apply the $10,000 toward closing costs instead.

The second mortgage is due when you sell, refinance, or move out of the home. There are no monthly payments on it.

Who Qualifies:

Income limits: up to $62,500 (1-2 people) or $71,875 (3+ people) in non-targeted areas

Higher limits in targeted areas

Must be a first-time homebuyer (or haven’t owned a home in 3 years)

Minimum 640 credit score

Your first mortgage is at market rate

When to Apply: Available year-round through approved lenders.

USDA Section 502 Direct: 100% Financing in Rural Areas

If you’re looking at properties in rural areas of Polk County, the USDA Section 502 Direct loan offers 100% financing with no down payment required.

How It Works: The U.S. Department of Agriculture provides the entire loan directly (not through a bank). You can finance the full purchase price, and in some cases, closing costs can be rolled into the loan if the appraisal supports it.

Current rates are around 5.00% fixed (as of April 2026), which is competitive with conventional financing.

Who Qualifies:

Low income: up to $66,650 (1-4 people) or $87,950 (5-8 people)

Very low income: up to $41,650 (1-4 people) or $55,000 (5-8 people)

All household income is counted

Minimum 620 credit score

Property must be in an eligible rural area

Critical Note: Not all areas of Polk County qualify. Verify property eligibility BEFORE you start shopping. Many of our Southern Homes communities may be outside USDA-eligible zones, so check first.

Chenoa Fund: Fast, Flexible FHA Assistance

The Chenoa Fund through CBC Mortgage Agency is available nationwide through approved lenders and offers some of the most flexible terms.

How It Works: Two options available:

3.5% assistance ($12,250 on $350K home) covers your full FHA down payment

5% assistance ($17,500) covers down payment plus some closing costs

The assistance comes as a second mortgage. If you make 36 consecutive on-time mortgage payments (3 years), the second mortgage is forgiven completely.

Who Qualifies:

Repayable option: No income limit

Forgivable option: up to approximately $95,795 (family of four)

Not limited to first-time buyers

Minimum 600 credit score

Second mortgage interest rate is your first mortgage rate plus 1%

When to Apply: Available year-round with no annual funding cycle. This program moves fast because there’s no waiting for annual allocations.

Which Program Is Right for You?

The best program depends on your income, credit score, location, and timeline:

Highest income limits: Chenoa Fund (repayable option has no cap)

Most generous assistance: SHIP Polk County (up to $30,000)

No down payment needed: USDA Section 502 (rural areas only)

Available year-round: Florida Bond and Chenoa Fund

Lowest credit score: Chenoa Fund (600 minimum)

Ready to Explore Your Options?

At Southern Homes, our New Home Specialists and our preferred lenders are ready to work with you to determine which down payment assistance programs you qualify for and how they work with your home purchase. All of our preferred lenders are approved for Florida Bond and Chenoa Fund programs, and they’re experienced with SHIP and USDA applications. Contact us for more information.

Note: Program details, income limits, and interest rates are subject to change. All figures should be verified with the specific program or an approved lender before making decisions.

When people ask us about the Florida housing market, they’re usually dancing around a simpler question:

“Is now a smart time to buy?”

We get it. You’ve seen the headlines. You’ve heard stories from friends who bought in 2021 and faced bidding wars. Maybe you’ve read predictions about where rates are headed or whether prices will drop. And now you’re wondering if you should jump in or wait it out.

Here’s what we’ve learned after building homes in Central Florida for more than 30 years: the answer isn’t about headlines or trying to time the market perfectly. It’s about understanding what today’s conditions mean for real people making real decisions.

So let’s talk about where the market actually is right now, and what that means if you’re considering a new construction home in Polk, Highlands, or Hardee Counties.

The Market Has Settled Into a Healthier Rhythm

The rapid pace and intense competition of the COVID-era market? That’s behind us.

Remember 2020-2022? Homes were getting multiple offers within hours. Buyers were waiving inspections and paying tens of thousands over asking price just to compete. It was chaos.

Over the last year and a half, conditions across Central Florida have settled into a more balanced and predictable rhythm. Homes aren’t flying off the market in 48 hours. Buyers aren’t being forced into all-cash offers or sight-unseen decisions.

That stability has fundamentally changed how buyers approach new construction, and it’s created a much healthier environment for making good decisions.

You Have Time to Make Better Decisions

Here’s one of the biggest advantages of today’s market: you’re not being rushed.

You have the opportunity to slow down, ask questions, tour multiple communities, walk through different floorplans, and think through what actually matters to you.

Instead of reacting to market pressure (“we need to make an offer TODAY or lose it”), you can focus on choosing the right home:

Does this layout work with how we actually live?

Will this community feel like home in five years?

Are we choosing this because it’s right, or because we’re afraid of missing out?

At Southern Homes, we’ve watched families use this slower pace to make more thoughtful decisions. They’re visiting our design centers multiple times. They’re asking detailed questions about floorplan flow. They’re thinking carefully about which upgrades matter for their daily life versus which ones just look nice in photos.

That’s the kind of decision-making that leads to long-term satisfaction.

Why New Construction Still Makes Sense

There are more resale homes available today than during the market frenzy. But here’s what we’re hearing from buyers who tour resale homes and then come talk to us:

“The house has good bones, but we’d need to update the kitchen, replace the flooring, and reconfigure the layout. By the time we factor in those costs, we’re spending the same as new construction but living through months of renovation.”

Or:

“The HVAC system is 15 years old, the roof needs replacing in a few years, and we’re worried about what else might be hiding.”

Resale homes often come with compromises, deferred maintenance, and layouts designed for how families lived 20 years ago.

New construction offers a different path:

Modern layouts designed for open-concept living, home offices, and how families actually use space now

Updated systems that start fresh instead of at the end of their lifecycle

Comprehensive warranty coverage through 2-10 Home Buyers Warranty (10-year structural, 2-year systems, 1-year workmanship)

No hidden surprises. Everything is new, inspected, and built to current Florida Building Code

Browse our Central Florida communities to see what’s available.

Interest Rates: Part of the Picture, Not the Whole Story

Yes, interest rates are higher than they were in 2020-2021. We’re not going to pretend otherwise.

But here’s what most buyers we work with have realized: waiting for the “perfect” rate is like waiting for perfect weather in Florida. It’s always changing, and you can’t put your life on hold indefinitely.

Instead, today’s buyers are thinking long-term:

Can we comfortably afford this monthly payment?

Does this home support where we see our family in 5-10 years?

Are we choosing a home that offers stability and predictability?

New construction helps with affordability planning because you know what you’re getting into. With a resale home, you might get a great rate but then face a $12,000 HVAC replacement in year two and a $20,000 roof in year four.

With new construction, your ownership costs are more predictable. Lower utility bills, minimal maintenance for the first 10-15 years, and warranty coverage if anything needs attention.

Quick Move-In Homes: The Best of Both Worlds

One question we get a lot: “We love the idea of new construction, but our lease is up in three months.”

That’s where Quick Move-In Homes come in. These are homes already under construction or recently completed, meaning you get all the benefits of new construction without waiting for the full build timeline.

This option works especially well for buyers with timing considerations like lease renewals, job relocations, or growing families who need space now.

Check out our current Quick Move-In inventory across our communities.

What This Market Means for You Right Now

Today’s Florida housing market rewards thoughtful decision-making. You’re not being rushed, which creates space to focus on comfort, livability, and long-term fit.

New construction works especially well in this environment because it offers clarity (you know what you’re getting), flexibility (choose your finishes or select a Quick Move-In), confidence (no hidden problems), and predictability (stable monthly costs).

We’re Here to Help You Navigate Your Decision

When you start looking for a home, you’ll hear a lot of opinions. From friends, family, coworkers, even the person behind you in line at Publix, everyone has something to say about buying new construction.

At Southern Homes, we’ve been building quality homes in Central Florida for over 30 years, and we’ve heard just about every myth out there. Some of these beliefs come from outdated assumptions about how builders used to work. Others are just plain misunderstandings that get repeated until they sound like facts.

So let’s set the record straight. Here are the most common myths about new construction homes, and what’s actually true for buyers in Polk, Highlands, and Hardee Counties today.

Myth #1: “New Construction Homes Always Cost More”

This is probably the most common myth we hear, and we get why people think it. When you’re comparing list prices side-by-side, new construction can look more expensive than a resale home.

But here’s what that price comparison doesn’t show you: the full cost of ownership.

New homes come with modern insulation, high-efficiency HVAC systems, properly sealed windows and doors, and updated materials designed to keep your utility bills manageable. According to ENERGY STAR, sealing air leaks and properly insulating a home can meaningfully reduce heating and cooling expenses, and in Florida, where we’re running AC most of the year, that adds up fast.

What’s more, you’re not inheriting someone else’s deferred maintenance. That resale home might need a new roof in two years. Or a new water heater. Or updated electrical work. With a new construction home, everything starts fresh, and our comprehensive 2-10 Home Buyers Warranty covers you for 10 years on structural issues, 2 years on systems, and 1 year on workmanship.

When you factor in lower utility costs and fewer repairs over the first several years, new construction becomes much more competitive than many buyers expect.

Myth #2: “You Can’t Personalize New Construction”

We hear this one a lot, and honestly, it’s backwards.

When you buy a resale home, you’re living with someone else’s choices. You’re stuck with their layout, their finishes, their idea of what a kitchen should look like. Sure, you can renovate later, but that costs thousands more and creates months of disruption after you’ve already moved in.

With new construction, you get to make it yours from the start.

At Southern Homes, our “My Home, My Way” program lets you personalize your home in ways resale homes simply can’t match. You can select interior finishes, cabinetry, flooring, countertops, and even make structural modifications like removing walls to create the open-concept space you want.

Visit our design centers (we’ve got them at all our model home locations), and you can see and touch your options. Take off your shoes and walk on the carpet samples. See how granite countertops look with different cabinet finishes. Our team helps you create a home designed for the way your family actually lives, not the way someone else lived 15 years ago.

Browse our collection of award-winning floorplans to see what’s possible.

Myth #3: “New Homes Take Forever to Build”

Some buyers worry that building new means waiting months and months while their family is stuck in limbo.

Here’s the reality: yes, construction takes time. That’s just physics, you can’t rush quality work. A typical build takes 90-150 days from footer inspection to completion, depending on permits, weather, and material availability.

But there are two things that make this much less stressful than people think:

First, you know exactly what’s happening every step of the way. At Southern Homes, we assign you a Personal Builder who calls you every Friday with updates. You’re never left wondering what’s going on or when things will be finished.

Second, we offer Quick Move-In Homes for buyers who want the benefits of new construction without the wait. These are homes at various stages of completion, some ready now, others finishing up in the next 1-3 months.

Explore what’s available right now in our Central Florida communities.

Myth #4: “New Communities All Look the Same”

This myth comes from those cookie-cutter subdivisions from 20-30 years ago where every house was identical and the streets felt lifeless.

Today’s new home communities look nothing like that.

Our neighborhoods are thoughtfully planned with varied architectural styles, professional landscaping, and amenities that create real community gathering spaces. Many of our homes offer multiple elevation options, so even if your neighbor chose the same floorplan, the homes look distinctly different from the street.

And in growing areas like Polk County, new communities benefit from nearby development. Improved roads, new shopping centers, updated parks, and better infrastructure. You’re not moving to the middle of nowhere hoping things eventually develop around you.

What’s more, many of our communities have no CDD fees, which means you’re not paying extra monthly taxes for amenities that were financed through Community Development Districts. That’s a big deal both for your monthly budget and when it comes time to sell.

Myth #5: “Maintenance Costs Are the Same as Older Homes”

This one’s easy to debunk: everything in your new home is brand new.

Your HVAC system isn’t 12 years old when you move in. Your roof isn’t halfway through its expected lifespan. Your water heater hasn’t been running for a decade. Your appliances aren’t on borrowed time.

New construction homes are built to current Florida building codes, use modern materials designed to last, and include comprehensive warranty protection. When something does need attention, you’re covered.

Compare that to a resale home, where you might face major unexpected expenses within the first few years: a failed HVAC system ($8,000-$12,000), roof replacement ($15,000-$25,000), or plumbing issues that require tearing into walls.

With new construction, you spend less time managing problems and more time enjoying your home. That peace of mind is worth a lot.

Myth #6: “Building On Your Own Land Is Too Complicated”

A lot of buyers already own land. Maybe they inherited a family property, or they found the perfect lot in the area they love, but they assume building on it is going to be a nightmare of red tape and complications.

Here’s the truth: it doesn’t have to be.

Southern Homes offers a Build On Your Land program for properties within 10 miles of our active communities in Polk, Highlands, and Hardee Counties. You pick the floorplan you love, and we handle the building process from start to finish.

Our team has been doing this for more than 30 years. We know the local permitting process, we work with the right subcontractors, and we’ve built relationships with suppliers that ensure quality materials at competitive prices. You get the same service, the same Personal Builder support, and the same warranty coverage as our community builds.

If you’ve got land and you’re wondering what’s possible, give us a call at (863) 648-4663. We’re happy to walk you through the process and answer your questions.

When people talk about new construction saving you money, the conversation usually starts and ends with energy efficiency. And yes, modern insulation and high-efficiency HVAC systems absolutely lower your utility bills — we covered that in our article about [link]debunking new construction myths.

But there are other ways a new home saves you money that buyers often overlook. These aren’t the flashy talking points builders put in their brochures. They’re the quiet, practical advantages that show up in your bank account month after month, year after year.

At Southern Homes, we’ve been building in Central Florida for over 30 years, and we’ve watched thousands of homeowners discover these benefits. So let’s talk about the five money-saving advantages of new construction that don’t get enough attention.

1. Predictable Maintenance (Translation: Fewer Budget Surprises)

Here’s what nobody tells you about buying an older home: within the first few years, something expensive is going to break.

Maybe it’s the HVAC system that was “working fine” during the inspection but fails six months after you move in. Maybe it’s the water heater, the roof, or plumbing that needs replacing. Maybe it’s all three.

With a resale home, you’re inheriting systems and components at various stages of their lifecycle. That 12-year-old air conditioner? It could last another three years, or it could die next summer. You just don’t know.

With new construction, everything starts fresh. Your HVAC system has a full 15-20 year life ahead of it. Your roof isn’t halfway to needing replacement. Your appliances aren’t on borrowed time.

What’s more, you’re covered by our comprehensive 2-10 Home Buyers Warranty:

1 year of workmanship coverage

2 years of systems coverage (electrical, plumbing, HVAC)

10 years of structural warranty

This predictability helps you budget with confidence instead of keeping a “home emergency fund” for the next surprise repair. That peace of mind? Hard to put a price on it, but it’s worth a lot.

2. No Expensive Renovations to Make It Work for Your Life

Let’s say you find a great resale home in your price range. There’s just one problem: the kitchen is dated, there’s no home office space, and the layout feels closed off.

No big deal, right? You’ll just renovate.

Except kitchen remodels start at $25,000-$50,000. Adding a home office or reconfiguring the layout? Another $15,000-$30,000. Suddenly that “affordable” resale home just got a lot more expensive — and you’re living through months of construction dust and contractors in your space.

With new construction, you start with a layout designed for how families actually live today.

At Southern Homes, our “My Home, My Way” program lets you customize your home from the start. Want an open-concept space perfect for entertaining? Need a dedicated home office now that you’re working from home? Prefer a large walk-in shower instead of a tub?

You can make these choices during the building process — when it’s simpler and far less expensive than renovating later.

Browse our award-winning floorplans to see layouts designed for modern living. Many families find they can live comfortably in slightly less square footage when the space is efficiently designed, which means lower monthly costs and less house to maintain.

3. Built-In Lifestyle Amenities That Keep Money in Your Pocket

This one’s subtle, but it adds up over time.

Many new construction communities include amenities like parks, playgrounds, walking trails, sidewalks, and open green spaces. These aren’t just nice-to-haves — they’re practical features that can change how your family spends money.

When your kids can bike to the neighborhood park instead of needing to drive to entertainment, that’s savings. When you can take an evening walk through your community instead of paying for a gym membership, that’s savings. When there’s a dog park down the street instead of paying for doggy daycare, that’s savings.

These small lifestyle shifts might only save you $50 or $100 a month, but over the course of owning your home? That’s thousands of dollars staying in your pocket instead of going to outside activities.

And here’s something else: many of our communities have no CDD fees. That means you get these amenities without paying extra monthly taxes to finance them through Community Development Districts. Communities like Harper Estates in Lake Wales and Sand Lake Groves in Bartow offer great amenities with no CDD — real savings that continue for as long as you own the home.

Explore our Central Florida communities to see what’s available.

4. Lower Insurance Premiums (Especially in Florida)

If you’ve been paying attention to Florida homeowners insurance lately, you know it’s gotten expensive. Really expensive.

One thing that helps? Living in a newer home built to current Florida Building Code standards.

Insurance companies look closely at when a home was built and what safety features it includes. Newer homes are designed to meet updated wind resistance standards, have modern electrical systems that reduce fire risk, and include features that insurers value.

The result? Many homeowners with new construction qualify for lower insurance premiums compared to older homes.

Now, we can’t promise you a specific discount — that depends on your insurer and your individual situation — but the difference can be meaningful. In a state where insurance costs are rising across the board, any reduction based on your home’s age and construction quality helps your monthly budget.

And remember: your insurance rates stay more stable over time with a newer home because you’re not dealing with aging systems that increase your risk profile year after year.

5. Long-Term Cost Stability (The Big Picture Benefit)

This might be the most underrated advantage of all.

Older homes are unpredictable. You might go two years with no problems, then suddenly face $15,000 in repairs all at once. That unpredictability makes it hard to plan financially, and it creates stress every time something makes a weird noise or doesn’t work quite right.

New construction offers consistent, manageable costs. You know what your mortgage payment is. Your utility bills are predictable (and lower). You’re not constantly wondering when the next big repair bill will hit.

This stability is especially valuable for first-time buyers or families on a careful budget. You can plan ahead with confidence instead of keeping thousands in an emergency fund just waiting for something to break.

At Southern Homes, our Personal Builder system adds to this peace of mind. During construction, your dedicated Personal Builder calls you every Friday with updates, so you always know what’s happening. After you move in, you’ve got our comprehensive warranty backing you up.

The Bottom Line: New Construction is About More Than Just Energy Efficiency

When you add it all up — predictable maintenance, no renovation expenses, lifestyle amenities, insurance savings, and long-term cost stability — new construction offers financial advantages that go way beyond lower utility bills.

These benefits might not be as flashy as talking about energy efficiency, but they’re often more meaningful to your day-to-day financial comfort.

Ready to See What’s Possible?

If you’re weighing your options between new construction and resale, we’d love to help you understand the full financial picture for your situation.

When you’re shopping for a new home, it’s easy to get caught up in the numbers: square footage, bedroom count, bathroom count, price per square foot.

But here’s what we’ve learned after building homes in Central Florida for over 30 years: the best floorplan isn’t necessarily the biggest one or the one with the most rooms. It’s the one that fits how you actually live.

Think about your typical weekday evening. Are you hosting friends in the kitchen? Working from home while the kids do homework? Curled up in a quiet corner with a book? Your daily routines, habits, and yes — your personality — all play a huge role in which layout will feel most comfortable long after the excitement of move-in day fades.

At Southern Homes, we offer 25+ award-winning floorplans because we know one size definitely doesn’t fit all. So let’s have some fun with this. Which personality type sounds most like you?

The Entertainer: “My Kitchen Is Where Everyone Gathers”

You’re the friend everyone wants to be invited over by. Thanksgiving? Your house. Game day? Your house. Random Tuesday? Still probably your house.

If you love hosting friends and family, your home is more than just where you live — it’s the gathering place for your people.

What Entertainers Need:

Open-concept layouts where the kitchen flows into the living area (so you’re not stuck cooking alone while everyone’s having fun)

Large islands or breakfast bars that become the natural gathering spot for conversation

Easy indoor-outdoor flow through sliding glass doors to a lanai (because Florida entertaining means outdoor space)

Dining areas that can handle a crowd without feeling cramped

When you’re hosting, the last thing you want is to feel separated from your guests. Floorplans like The Rockingham II (2,395 sq ft with a great room and large kitchen) or The Westfield (2,240 sq ft with optional floating island) are designed with entertaining in mind.

Browse our open-concept floorplans to see layouts where the kitchen is the star of the show.

The Planner: “A Place for Everything, Everything in Its Place”

You color-code your calendar. Your pantry is organized by category. You know exactly where your keys are right now (unlike the rest of us).

Planners value organization, efficiency, and a sense of order. Your home should support that, not fight against it.

What Planners Need:

Clear separation between living spaces and sleeping areas (public vs. private zones)

Plenty of storage — walk-in closets, pantries, mudrooms, linen closets

Logical traffic flow that makes daily routines feel smooth and natural

Dedicated spaces for specific purposes (not everything crammed into one room)

A well-designed floorplan can make your everyday life feel simpler. You’re not constantly working around an awkward layout or wishing you had just one more closet.

Floorplans like The Savannah (1,783 sq ft with a den and ample storage) or The Cambridge (1,946 sq ft with a smart, efficient layout) give planners the organization they crave.

The Homebody: “This Is My Happy Place”

Some people can’t wait to get out of the house. You? You can’t wait to get back home.

Your home isn’t just where you sleep — it’s your sanctuary. You spend more time here than anywhere else, and you want it to feel comfortable, calming, and completely you.

What Homebodies Need:

Cozy living areas that invite you to settle in and stay awhile

Private bedrooms that feel like true retreats from the world

Natural light that makes spaces feel warm and welcoming

Comfortable flow between rooms (nothing harsh or jarring)

For homebodies, the layout should support relaxation and downtime. You want spaces that feel intimate without being cramped, and peaceful without being isolated.

Floorplans like The Covington (1,405 sq ft with an outdoor patio) or The Dalton (1,586 sq ft with vaulted ceilings) create that cozy-but-not-too-small feeling homebodies love.

The Multitasker: “We’re All Home, Doing Different Things”

Work-from-home meetings while the kids are doing remote learning. One person needs quiet to focus while another wants to watch TV. Homework happening at the kitchen table while someone’s on a Zoom call.

Sound familiar?

Multitaskers manage busy, overlapping routines under one roof, which means layout separation isn’t just nice to have — it’s essential.

What Multitaskers Need:

Dedicated workspace — a real office or study nook, not just “the kitchen table”

Clear separation between quiet zones and active living spaces

Smart sound management (bedrooms away from the main living area)

Flexible rooms that can serve multiple purposes throughout the day

You need a home that helps reduce interruptions and noise conflicts, so everyone can do their thing without driving each other crazy.

Floorplans like The Rochester (2,042 sq ft with 4 bedrooms and great separation) or The Manchester (2,612 sq ft with office options) give multitasking families the space they need to coexist peacefully.

The Long-Term Planner: “What Will I Need Five Years from Now?”

You’re not just thinking about today — you’re thinking about how your life might look in 5, 10, or 15 years.

Maybe you don’t need that fourth bedroom right now, but you’re planning for a growing family. Or maybe the kids will leave eventually, and that bedroom could become your dream hobby room. You want a home that adapts as your life evolves.

What Long-Term Planners Need:

Extra bedrooms that can shift purposes over time (nursery → kid’s room → teen space → guest room → home gym)

Flexible spaces that transition easily based on changing needs

Layouts that still work well as you move through different life stages

Smart design that doesn’t require major renovations to adapt

For long-term planners, flexibility isn’t about juggling daily tasks. It’s about choosing a home that grows with you.

Floorplans like The Belmont (4 bedrooms, 1,816-1,865 sq ft with bathroom options) or The Trenton (4 bedrooms, 2,699 sq ft) offer the adaptability long-term planners value.

Quick Reference: Personality Type & Ideal Floorplan Match

Entertainers → Open, connected layouts (The Rockingham II, The Westfield)

Planners → Structured, organized designs (The Savannah, The Cambridge)

Homebodies → Cozy, private spaces (The Covington, The Dalton)

Multitaskers → Flexible, well-separated rooms (The Rochester, The Manchester)

Long-Term Planners → Adaptable layouts (The Belmont, The Trenton)

Buying a new home can involve a jumble of acronyms and numbers that spin your head. At Southern Homes, we encourage customers...

Buying a new home can involve a jumble of acronyms and numbers that spin your head. At Southern Homes, we encourage customers to ask questions to feel comfortable and informed as they make decisions. Our goal is to be straightforward, “A Neighbor You Can Trust.”

One acronym that frequently crops up in new home communities is CDD fee, or Community Development District fee. CDD fees are imposed by homebuilders of a neighborhood or subdivision to pay the costs of community amenities, such as playgrounds, dog parks, or swimming pools. (This is separate from Homeowners Association (HOA) fees.) Instead of increasing the price of each home, the developer borrows money to finance those amenities.

That loan to the developer is then repaid through the CDD fees charged to home buyers by rolling that cost into the annual property tax bill. These fees are paid by the home owner typically over a 30-year period.

By creating a fee that is bundled into each homeowner’s property tax bill, the developer can advertise a lower price for their homes. Buyers must beware that they fully understand the price of their new home over the long haul. What may appear to cost less, may actually cost more.

The average CDD fee in the state of Florida is $250/month or $3,000/year. Once factored into the home loan, this CDD fee would negatively impact the home buyer’s buying potential by approximately $25,000.

Southern Homes prefers to incorporate expenses for common amenities into each home’s advertised sales price. That way, buyers can see the full cost of their new home upfront. Our Southern Homes’ communities do not have CDD fees. It might make the home price a bit higher, but we don’t want our buyers to be surprised when their approved loan amount is less than expected or when they receive their property tax bill.

Come visit us, and our team members can show you how a CDD fee would personally affect your home purchase. We always encourage you to ask questions first, so you don’t have surprises later. We look forward to meeting you and welcoming you to our community!

When is the right time to buy a home? Will interest rates drop or will home prices decrease? How is a home...

When is the right time to buy a home? Will interest rates
drop or will home prices decrease? How is a home buyer to know the best time to
make the best deal?

We’re all hearing reports anticipating interest rates will
drop. So, what’s better – buying when prices are high or buying when interest
rates are high? We say, buy now, and here’s why…

As interest rates increased over the past months, many
potential home buyers have held back. So, demand for homes has declined,
thereby reducing home prices. Waiting for interest rates to drop could result
in more potential home buyers entering the market, which will increase demand
and result in higher prices on new homes – especially as Florida continues to
attract new residents.

We’re already seeing some drops in interest rates, but Southern Homes will help lower interest rates even more with a 2/1 buydown program, getting your rate as low as 3.25% (5.970% APR) as of 9/13/24. Then, if rates drop more, we’ve got you covered with a rate float down or a refinance with no lender fees!

And unlike interest rates, once you buy a home, you can’t
change the purchase price.

Here’s how it works:

Southern Homes will pay to lower your interest rate by 2% for the first year of the loan. Your rate will adjust 1% each year until it returns to the original fixed rate after the buydown period.

Save monthly with reduced initial payments for two years.

When rates drop, we’ve got you covered with:

A one-time rate float down – if you lock the rate in now, and rates improve by .25 or more before you close, we’ll float you down to that lower rate!

A refinance period of up to 2 years with NO LENDER FEES!

These safety nets, along with Southern Homes’ local buying
power, can reassure you that you’re making the most of your investment in a new
home.
